Inventory

The East Yorkshire Property Services inventory is a comprehensive document covering every area of the property, and is backed up with clear date-stamped photographs.

Ideally the inventory would be carried out at least three times per tenancy - before letting, during tenancy, and at the end of a tenancy. However EYPS are available to carry out all or any of these visits to suit your own requirements.

While the first is normally carried out, the second is often ignored or overlooked but if carried out at an agreed 3 months into the tenancy it can provide an early warning of misuse or abuse of the property.

The last inventory should ideally be carried out in the presence of the outgoing tenant, although this is not always possible. It should certainly be carried out as soon as possible after key return to allow a decision on bond return.

East Yorkshire Property Services have an industry approved rating table (see below) but we are happy to discuss your own interpretation of wear and tear.

EYPS Interpretation

In this inventory the items listed are given a category. There are five categories of condition, each is listed with a guide to the condition that should be expected at the end of the let.
